Do I need to be at the property during changeovers?
No. Most of our hosts manage their properties remotely. We can use a key safe, lockbox, building key system or collect keys from an agreed location. Once we’ve set up access, you don’t need to attend changeovers in person.
How do you know when a changeover is needed?
You can either use the private whatsapp group we set up with you to let us know each time a booking is confirmed, or we can automate this for you by being added as a co-host/agent on your booking platform or channel manager. In that case, we receive booking notifications directly and schedule changeovers automatically.
Do you supply linen and towels or do we need to provide them?
We offer a hotel-style linen rental service and highly recommend it for Airbnbs, as it’s usually more cost-effective and looks more professional. If you prefer to use your own linen and towels and have your own system for the laundry we can discuss this with you.
What exactly is included in an Airbnb changeover clean?
A standard changeover includes a full clean of all rooms used by guests: kitchens, bathrooms, bedrooms and living areas. We strip and make beds, refresh towels, empty bins, wipe surfaces, clean floors, check appliances, and reset the property to your agreed standard. We can also follow a custom checklist tailored to your property. We also take after clean photos every clean and send these to you when possible.
Can you restock toiletries and household items?
Yes. We can supply and replenish items such as toiletries, bin liners, toilet rolls, washing-up liquid, dishwasher tablets, sponges or supply our various replenishment packs. If you have your own stock of replenishments we can also use these and let you know if they are running low.
How do you report damage or issues after a guest stay?
If our cleaners notice damage, missing items or maintenance issues, they report them to our admin team, who will then contact you with details and photos where possible. This helps you act quickly with your platform’s resolution procedures or arr
What is your cancellation policy for Airbnb changeovers?
Cancellations made by 5pm the day before are free. Cancellations before 9am on the same day incur a £25+VAT fee. After this, the visit is charged in full, as we’ve already allocated staff time and, where applicable, linen for your booking, though usually in this case it’s the guest who is at fault and the fee is chargeable to them.
Can you look after more than one property for me?
Absolutely. We work with many hosts and agents who have multiple properties. We can manage all of your Brighton & Hove listings under one account, with separate notes and checklists for each property so the right standards are followed every time.
